Foundation Issues
Foundation problems are serious issues that can lead to major consequences. Garver’s Construction suggests that as a buyer, owner, or remodeler, you are aware of signs that suggest problematic foundation situations.
A few instances of foundation problems are:
- Open cracks in flooring
- Jammed windows and doors
- Wall breakage at the top of doors and where walls and ceilings meet
- Swelling and/or misalignment of concrete block walls or poured concrete
- Eroded walls/concrete
- Moisture in basement and/or crawlspace
The following tests can be done to determine whether or not your structure is having foundation problems:
- Feel around your floors to check that it is smooth and level
- Look for slanting/unsecure posts in crawl spaces
- Examine the walls of your foundation and determine if they are erect and compact
- Look out for cracks larger than 1/4 in.
- Search for soft areas in the concrete with a screw driver
